House Hacking & Ways to Boost Cash Flow in Seattle

Our Panel has lots of experience in House Hacking plus Short Term and Long Term Rentals. 

We will focus on the how to make a Seattle Area House Cashflow. 

Wendy and Michael are both Real Estate Agents that have House Hacked their way to wealth in Seattle.  They are both investors themselves and help their buyers look at properties creatively.  Albert is a lender that gets a kick out knowing all the rules to bring his clients up to the highest qualifying income they can get; by knowing the lending rules that apply to roommates, ADUs and other kinds of revenue streams on a property.  Albert is personally a several time house hacker, too.  

What is House Hacking?  Got spare bedrooms or multi-units? Live in one area and rent out the rest of your property.  Your occupants cover the mortgage, taxes, utilities, house cleaning, yard care and other expenses, and you live for cheap or even free, if you work it really well ...you can even make money while living there! 

Rooming Houses/Shared housing, Splitting Houses and adding a kitchenette, ADU’s, DADU’s, Converting Extra Space, Basements, Garages or Rec Rooms, Glamping, RVs, Tree Houses & Tiny Houses all fold in well with the strategy.  Even renting storage space, parking space and RV storage.

House-hacking can be done with or without ownership - most of Wendy's have been done through master leases!

Michael Haas  In 2018, after 5 years as a Real Estate Investor, Michael was frustrated with the lack of investment-savvy agents in the Seattle Metro. Albert Bui  Mortgage Planner with Avenue One Capital Inc.  Specializing in planning with real estate investors, home owners, self employed professionals, and privately held companies.  We work cooperatively with attorneys, accountants, financial planners, and other professionals. From these experiences We’ve realized how planning ahead of time is crucial to an investors success.  Often times, one professional is recommending something that will contradict with another on the team thereby exposing the individual to unnecessary risk that is unbeknownst to him or her. So understanding why, how, and when we should or should not use certain strategies is critical.  Albert is also very involved in Real estate management, acquisitions, coordination, and development.  Albert has done several house hacks in the past.

Wendy Ceccherelli is a full-time real estate managing broker, investor, developer, and founder of Home Land Investment Properties, Inc. Now affiliated with eXp Realty, she works with residential and commercial real estate sellers, investors and property owners in Seattle. She is a seller-financing specialist.  Wendy has had 7 house hacks.

As the volunteer membership coordinator for the Real Estate Association of Puget Sound for the past five years, Wendy writes monthly articles for new investors in the REAPS newsletter, oversees membership recruitment and retention efforts, and provides training for new investors to prepare them for their first investments.
