WHO LOVES INVESTORS

Most real estate investors think they understand HELOCs.
The reality is they only know the version their local bank offers.
Unfortunately, banks tend to be restrictive, and many HELOC specialists don’t understand the needs of real estate investors.
 

Have you heard the following bank created lending obstacles?

  • Your income doesn’t qualify (or we need your tax returns to show more income).
  • You need to do a refinance and pay off your mortgage to pull out cash.
  • You need at least a 660-680 credit score.
  • We need at least 4 weeks to close a HELOC.
  • We can only go up to $250k, $400k, $500k.
  • We can only go up to 70% CLTV.
  • You can’t do HELOCs on investment properties, only primary residences.
  • We can’t do HELOCs for properties owned in an LLC.
  • We can only do 1-2 HELOCs, not your entire portfolio.
  • We can’t do a HELOC behind a mortgage that isn’t in your name.
  • You already have a HELOC on the house; we can’t put another one on there.

In this session, I'll pull back the curtain on the hidden world of 2nd lien financing and show you HELOC and HELOAN strategies that most investors never hear about so you can access more capital. We'll discuss when a HELOC makes sense versus a cash-out refinance and the different types of equity products available—including lite-doc HELOCs that can fund in days (and sometimes hours), DSCR second liens, investor-focused programs, LLC lending options, and more.

Whether you're a buy-and-hold investor, BRRRR operator, flipper, business owner, or landlord looking to access trapped equity, you'll walk away with financing strategies that go far beyond what most banks, mortgage brokers, and investors know exist.
